600 new mixed tenure homes, in a new waterside destination for East London
This residential-led mixed-use project for Lendlease and The Guiness Partnership is part of a wider masterplan for Silvertown. The area contains the largest undeveloped former Docklands site in London; its legacy dates to the closure of the Royal Docks over the second half of the 20th Century, and it has been without any permanent use for several decades. The new masterplan, led by Prior and Partners, seeks to transform 60 acres of the Royal Docks, create thousands of new affordable homes, next generation office spaces, and a new dockside community on the water.
Plot 78 sits at the southern edge of the masterplan and has close proximity to Pontoon Dock DLR Station. It is bordered by North Woolwich Road to the south, and a finger dock and the Grade 2 listed grain silo (Silo D) to the north. The scheme will provide 600 mixed-tenure homes (Shared Ownership, London Affordable Rent, and Build to Rent), alongside commercial and shared amenity spaces.
The proposals seek to create intimacy, domesticity and a human scale with a high-density scheme. The approach has been focused on the character and place-making aspects that are needed to create a successful place that caters for the needs of the people living and working there.
The buildings will be arranged around three high quality landscaped courtyards, and they have been orientated to maximise daylight into the homes and gardens. Retail and residential amenity spaces will be arranged at ground level to create active frontage, alongside maisonettes with direct access from the street.
The design looks to connect with Silvertown’s rich industrial history, with a focus on celebrating the character of its dockside and waterside setting. Construction is expected to begin in 2026, with completion forecast for 2029.
