200 homes as part of a wider masterplan
Haworth Tompkins is working on Aylesbury Estate with lead architects and masterplanners Maccreanor Lavington, and alongside three other plot architects, Sergison Bates, East and Architecture Doing Place. The entire site in Walworth, south London, is being redeveloped over 30 years, providing 3500 new homes in all, of which 50% will be affordable and prioritised for existing and former Aylesbury Estate residents. Our appointment, through the Notting Hill Genesis Framework is to design Plot 4A of Phase 2B; over 200 homes, which are located alongside a new neighbourhood park, with play areas, landscaping, and spaces for community use.
Our proposal forms part of a perimeter block, with a landmark residential tower facing Burgess Park, and a communal courtyard garden. The 25-storey tower, with a cruciform footprint to maximise dual aspect homes, provides 168 private tenure homes and a resident’s lounge at ground floor. The 7-10 storey Mansion Block also provides 58 homes homes including 6 social rent homes for residents of the existing estate. There is also a shared basement with the adjacent plot which houses an energy centre, bike-stores and an underground car-parking.
Lightweight balconies with perforated balustrades allow transparency to reduce the appearance of massing on corners of the tower, while also providing adequate levels of privacy for the residents.
The tower base is marked with a palette of richer materials and articulation with glazed brickwork cheeks framing the windows, and a partially inset, partially projecting entrance canopy highlighting the residential entrance. The clearly defined base, middle, and top give the tower well-balanced proportions that complement both the streetscape and the broader urban context. The detailed deep reveals and projecting profiles enhance the façade’s visual interest and contribute to its prominence from a distance.
The project received approval from Southwark Council in June 2025 and is expected to progress to the next stage imminently.
