129 affordable homes in Clapham park, Lambeth
New Park Road is a vacant infill plot within the Clapham Park masterplan. HT were commissioned by Metropolitan Thames Valley Housing to design a group of low-to medium rise residential buildings, which maximise the use of the available land while retaining the existing mature trees on site.
Through a collaborative design process with MTVH and LB Lambeth planners and with feedback from local residents and the Lambeth DRP, we developed a scheme delivering 129 high-quality affordable homes across four buildings between 4- 6 storeys.
The scheme provides a mix of social rent and intermediate homes, complemented by generous communal spaces, green areas, and play facilities. Guided by Passivhaus principles and a fabric-first approach, the project prioritises energy efficiency, biodiversity, and long-term affordability. Two street facing blocks rise to six storeys along New Park Road, stepping down to two garden blocks at four storeys toward the east to respect surrounding scale and character. Over 85% of the homes are dual aspect, maximising natural light and ventilation to support resident well-being.
The material palette employs four complementary brick tones and matching metalwork to achieve a calm and cohesive architectural expression. Private amenity is provided through a variety of recessed and projecting balconies with angled metal balustrades, which add depth and rhythm to the elevations. Subtle tonal variations and glazed brickwork at entrances provide visual interest and intuitive wayfinding.
New Park Road is a good example for making best use of under-utilised sites for providing much needed new homes—combining architectural quality, social value, and environmental responsibility.
