A bold new mansion block on Boston Manor Rd
Part of Phase 1 of the 980 Great West Road Masterplan, Plot G is located on the intersection of Boston Manor Road and the Gateway Axis. Providing 142 build to rent (BTR) 1-, 2- and 3- bedroom apartments, the block contains both private and affordable tenures and 3 commercial units on the ground floor.
In townscape terms, Plot G plays a key role providing an urban edge and active frontage to Boston Manor Rd, whilst providing a backdrop to existing large mature trees and reinforcing the Gateway Axis as the key entrance to the masterplan.
Three commercial units, residents’ amenity, and a through-entrance lobby linking Boston Manor Road to the Gateway Axis activate the ground floor frontages and animate the public realm. The single-storey podium also incorporates ancillary uses including cycle storage, plant, refuse and a centralised parcel store for minimising vehicular access to the rest of the masterplan.
Plot G provides a range of dwelling sizes, with larger two- and three-bedroom units positioned at the ends and corners of the building to maximise light and views and provide dual aspect. One-bedroom homes are located within the centre of the plan and stack, ensuring efficient use of space and structural simplicity.
The typical upper residential levels have between 10 and 15 homes set around two cores connected by a central corridor, each of which have two lifts and a staircase. The cores are set within the depth of the plan to optimise the frontage for habitable rooms, enhancing natural light and outlook.
Homes typically benefit from a dual-aspect layout with well-proportioned rooms, ensuring good ventilation and preventing overheating. Living/kitchen/dining rooms feature large windows creating an open and bright interior and provide access onto generous and usable external amenity.
Fronting onto Boston Manor Road, Plot G is lower in scale in comparison to other blocks within the masterplan. The building adopts a mansion block facade approach taking its cue from the wider context, whilst providing a complementary backdrop the existing mature trees lining the street. Punched openings are aligned vertically across the elevations and balconies are expressed as loggia or inset elements providing modulation, variation, and character.
Precast concrete is used below the shoulder datum and across the base, loggias, and inset balconies, creating a shared material language with the adjacent blocks and breaking the massing into clearer elements. Its tonality matches the mortar, offering subtle contrast with the brickwork while maintaining cohesion.
Ribbed precast at ground level emphasises piers and links visually to the adjacent Plot K. Precast cills throughout enhance durability and provide the feeling of solidity. Metal window frames, doors, guardings, and upper inset balconies are powder-coated in a consistent red, reinforcing visual continuity across the development.
At 24 storeys, Plot K is one of the tallest and largest mixed-use buildings in the masterplan and marks the entrance to the site at a key junction providing accommodation to University of West London students whilst ensuring a vibrant and active hub to the Gateway Axis.
