Haworth Tompkins have been appointed by the London Borough of Southwark to lead the ambitious regeneration of Maydew House and the associated Bede Centre building, located on the Abbeyfield Estate on the southern edge of Southwark Park. Maydew House was granted planning permission at the of 2021 and the adjacent Bede Site Redevelopment scheme has now been submitted for planning and is expected to get approval in 2022.

Maydew House is a 26-storey 1960s brutalist tower block, originally designed by London County Council’s Housing department under the directorship of Hubert Bennett. Adjacent to Southwark Park, it commands extensive views over the park, the River Thames and The City of London beyond. The regeneration project will upgrade the existing 144 scissor form dual aspect flats to modern standards.

The refurbishment includes full façade replacement, entirely new internal finishes, kitchens and bathrooms, new services and plant for heating and power and a complete re-design of the lower two floors to become a purpose-built facility for the neighbouring Bede Community Centre and to provide a new entrance and resident facilities. A new escape stairs has also been added to improve the structural integrity of the tower and further improve the fire escape strategy.

Moving the Bede Centre frees the adjacent site up for Bede Site Redevelopment providing 113 new affordable homes for Southwark Council. A new C-plot shaped building adjacent L-shaped Thaxted Court will form an urban block with a shared courtyard garden for existing and new residents. The fenestration at Maydew House has been designed in the spirit of the original 1960s design. A rich dark terracotta cladding with a high gloss finish is proposed as the cladding material for the horizontal bands. The terracotta will reflect the sky and sunlight - meaning the appearance will change throughout the day, from the many visible viewpoints, near and far.

The landscaping has also been design by the landscape architects to provide better quality amenity space and play space for residents and improve connectivity to the surrounding areas.
