Maydew House and Bede Site Redevelopment, 2021

Haworth Tompkins have been appointed by the London Borough of Southwark to lead the ambitious regeneration of Maydew House and the associated Bede Centre building, located on the Abbeyfield Estate on the southern edge of Southwark Park. It was granted planning permission in February 2018 and will start on site by the end of the year.

Maydew House is a 26-storey 1960s brutalist tower block, originally designed by London County Council’s Housing department under the directorship of Hubert Bennett. Adjacent to Southwark Park, it commands extensive views over the park, the River Thames and The City of London beyond. The regeneration project will upgrade the existing 144 scissor form dual aspect flats to modern standards and add five floors to the tower to create 24 new apartments. The refurbishment includes full façade replacement, entirely new internal finishes, kitchens and bathrooms, new services and plant for heating and power and a complete re-design of the lower two floors to become a purpose-built home for the neighbouring Bede Community Centre and to provide a new entrance and resident facilities.

Moving the Bede Centre frees the adjacent site up for re-development providing 87 new affordable homes for Southwark Council. A new C-shaped six-nine storey building completes the adjacent L-shaped Thaxted Court, forming an urban block with a shared courtyard garden for existing and new residents.

The fenestration has been designed in the spirit of the original 1960s design. A rich black terracotta cladding with a high gloss finish is proposed as the cladding material for the horizontal bands of Maydew House. The terracotta will reflect the sky and sunlight - meaning the appearance of Maydew House will change throughout the day, from the many visible viewpoints, near and far.

Together with our landscape architects Farrer Huxley, we are also developing a masterplan for the wider Abbeyfield Estate, which aims to provide better quality amenity space and play space for residents and improve connectivity to the surrounding areas.
